July 02 A rainy summer!We managed to sneak in the pond project in between the bad weather, however, the concrete guy needs a few days of no rain...something which hasn't happened yet this summer. Luckily, my outdoor projects are few and there is plenty to do inside. I have one person out till September and it's possible he won't be returning at all. Vacant apartments continue to be the priority and we have three down, four to go! June 19 Holding PatternDue to rainy weather and things not exactly moving along as they should, not a lot is getting done the past few days. The patio project is just waiting for a few nice days in a row as is the pond project. I picked-up the liner and pump so that part is done. Painting is as caught up as it can be as several units are still occupied until the last day of their lease. As usual, about the time those apartments become vacant, the sun will come back out as well! June 04 Coming together.I've been through these times before...a long list everyday of things to get done, which grows again each day for what seems like weeks. We have accomplished so much the past month, however, we've also had tremendous turn over. Throw in an over abundance of the usual work orders and you get the idea. The patio project will begin in two weeks, the pond project, probably next week. At this point in time, we are caught up with having apartments ready for move in although several empties are coming up. May 29 Swamped!It is unusual to have so much going on at one time,but that's the story at the moment. On top of our already busy schedule, two more residents have left unexpectedly. It will surely be a summer of apartment turn arounds! We will also be tearing our fish pond apart for major rebuilding...new liner, new waterfall design, and reconfigured pump/filter arrangement. Of course, we continue with the normal day to day operational issues as well! May 17 Move-outsWhile I was on vacation, we had about six residents give their notice to vacate. Our annual turnover is between 20-30 percent but those are usually spread out and rarely would we get six in one weeks time. Anyway, four are leaving for more care in LTC facilities while two are just moving to other housing...that too is unusual, but given the economy, those residents are no doubt looking to lower their monthly expenses. Things will be busy for me the next thirty days.
The patio quotes all came in (second submission) and we have chosen a contractor who will begin sometime in June. |
